Selling a House in Newnan Before the Holidays? 5 Smart Timing Facts (2026)

Newnan seller guide about listing a home before the holidays, featuring a historic Newnan house with autumn curb appeal

Is it smart to list your home now? Selling a house in Newnan before the holidays can work if your price matches today’s market. As of October 2026, Coweta County homes are taking about two months to sell and 27.8% had a price cut, so pricing and timing matter more than the calendar.

Here is a number that changes the holiday-listing conversation: according to Redfin, 27.8% of Coweta County homes had a price drop in September 2026, up 7.4 points from a year earlier. If you are thinking about selling a house in Newnan before the holidays, that figure tells you buyers are comparing options carefully, and they are not waiting for you to guess right.

I’m Mark Robertson, a REALTOR® with the R&R Team at Berkshire Hathaway HomeServices Georgia Properties. In my experience working with sellers in Coweta County, the families who feel best about a fall listing are the ones who ran the timeline and the net proceeds before the sign went in the yard. Let’s walk through both.

What do the Newnan and Coweta County numbers say right now?

Based on available data, prices are roughly steady while homes take longer to sell. Steady prices with longer market times mean buyers have choices, and sellers win by pricing to the latest closed sales.

Is selling a house in Newnan before the holidays a mistake?

Not necessarily. Fewer homes are typically listed in late fall, which can mean less competition for your listing, but the buyers who are still searching tend to be motivated by a job, a school-year move, or a year-end deadline. That is general market behavior, not a guarantee for your home.

Showings can be slower around Thanksgiving week and the last two weeks of December. That is why the first two weeks on the market, before the holiday schedule fills up, carry so much weight. When you are selling a house in Newnan before the holidays, strong photos, a clean presentation, and a price that fits recent closings do more work than any calendar trick.

If you decide to wait for spring instead, plan for the same questions then. Waiting does not remove the pricing question; it only moves it. I covered the wait-or-list decision in should I sell my house now or wait in Newnan.

How do 7.32% mortgage rates affect your buyers?

Freddie Mac’s survey released October 22, 2026 put the 30-year fixed rate at 7.32%, down from 7.40% the prior week and up from 6.19% a year ago. You can check the latest reading on the Freddie Mac Primary Mortgage Market Survey.

Here is an illustration only, not a quote. On a $300,000 loan, principal and interest at 7.32% is about $2,061 per month. At 6.19%, it was about $1,835. That is roughly $225 more per month for the same loan amount, before taxes and insurance. Buyers feel that gap, and it shapes what they offer.

For sellers, the takeaway is practical: buyers may ask for help with closing costs or a rate buydown instead of only a lower price. Our post on seller concessions in Georgia explains how those requests work.

What does the timeline look like if you list in November?

Let’s do the math with a hypothetical. Suppose you list around November 2. Zillow’s countywide median days to pending is 39 days, which points to roughly December 11 for an accepted offer. Add the typical 30 to 45 days from contract to closing, and a closing could land between about January 10 and January 25.

That is a median, so your home could be faster or slower. Georgia is an attorney-close state, and standard contracts include a due diligence period, so inspection and repair negotiations can add or save days. If you need to close before December 31, you generally need to list sooner and price sharply. Talk with your tax professional about any year-end implications, since I can’t advise on taxes.

Remember your net, not just your price. Georgia’s deed transfer tax is roughly $1 per $1,000 of sale price, and there are attorney fees and possible concessions. Our guide to closing costs for sellers in Georgia breaks it down.

What is a smart five-step plan for selling this fall?

Price from closed sales first, then build the plan around that number. Here is the process I use with Coweta County sellers who are selling a house in Newnan before the holidays:

  1. Pull recent closed comparables from the last 60 to 90 days, not just active listings.
  2. Set your price and a review date. If showings are thin after two weeks, revisit price promptly.
  3. Prepare the home with repairs, decluttering, and seasonal curb appeal. Our pricing your home to sell in Newnan guide covers the pricing side in depth.
  4. Complete your GAR F301 Seller’s Property Disclosure accurately and early. See seller disclosure in Georgia.
  5. Choose flexible showing windows around holiday plans so buyers can still see the home.

Frequently asked questions

Is it a bad idea to list my house in November or December?

Not automatically. There are usually fewer listings, and fewer showings too. A well-priced, well-presented home can still draw offers, but expect a slower pace around major holidays.

Should I wait until spring to sell my home in Coweta County?

It depends on your timeline and finances. Spring often brings more buyers, but also more listings competing with yours, and rates could move either way. If you need to move sooner, a fall listing priced to the market is a reasonable path.

Are home prices in Newnan going down?

Based on available data, Newnan’s median sale price was up about 1.0% year over year in August 2026, while Coweta County’s three-month median was down about 2.2% in September. Figures vary by source, month, and neighborhood.

How long does it take to sell a house in Sharpsburg or Senoia?

Countywide, Redfin showed a median of 62 days on market in September 2026. Sharpsburg and Senoia can differ by price range and home type, so ask for a comparison of recent sales in your specific area.
