If you are weighing new construction in Newnan and Senoia, you have probably noticed that two communities can feel like different worlds on paper: one starts in the $340s, the other in the $480s. We are Mark & Jacqui Robertson, REALTORS® with the R&R Team at Berkshire Hathaway HomeServices Georgia Properties, and we walk buyers through this exact comparison across Coweta County every week.
This guide sticks to what you can measure: starting prices, floor plan sizes, bedroom counts, builder-listed amenities, and the directions you would drive to see each community. It is not a ranking. It is a way to decide which community matches the home you actually want.
What is driving interest in new construction in Coweta County?
Momentum Realty’s market data, updated November 5, 2026, puts the median Newnan closing at $386,000 over the last twelve months, and reports that about 23% of recent sales were new construction. In other words, a meaningful share of buyers are choosing a brand-new home over a resale.
The appeal is practical: modern floor plans, builder warranties, and no deferred maintenance on day one. The trade-off is that you are buying from a builder’s contract and timeline rather than negotiating a standard resale. We cover that difference in our guide to new construction vs resale in Coweta County.

How does new construction in Newnan and Senoia compare on price?
Plan size explains most of the gap. Poplar Preserve’s plans run from roughly 1,343 to 2,511 square feet in the three plans above, while Heritage Pointe’s start at 2,567 and reach 3,661. Choosing new construction in Newnan and Senoia is often less about the town and more about how many square feet and bedrooms you need.
Monthly cost is more than the sticker price. Momentum Realty estimates Coweta County property tax on a typical unincorporated home at about 19.82 mills on 40% of assessed value, roughly $3,020 a year for the median-priced Newnan home after the standard homestead exemption. City of Newnan and Senoia properties can be taxed differently, and HOA or community assessments are on top, so ask each builder for the estimate for the specific address. Our Coweta County property tax explainer walks through how millage works.

What should you ask before you sign a builder contract?
- What is the all-in price? Ask for lot premiums, upgrades, and any closing-cost incentive in writing.
- What are the HOA dues and any community assessments? These change your monthly payment.
- What is the realistic completion date? Ask what happens if it slips.
- Which items are standard and which are upgrades? Flooring, appliances, and landscaping vary.
- Are you required to use the builder’s preferred lender or attorney to get an incentive? You may compare other options; ask how any incentive is affected.
- Who is reviewing the contract for you? Georgia is an attorney-close state, and builder contracts are written to protect the builder.
That last point is why we encourage buyers to bring their own agent before the first visit. The on-site sales representative works for the builder. We explain more in why you need your own agent for new construction in Coweta County.
