New Construction FAQ

Does using a buyer’s agent cost me anything in new construction?

No. The builder pays the buyer’s agent commission in new construction — it’s already built into the builder’s pricing model. You get full professional representation at no additional cost to you. There is no scenario where you save money by walking in without an agent.

Can I use my own lender for new construction?

Usually yes — but builders often offer incentives (closing cost contributions, rate buydowns, or upgrade credits) for using their preferred lender. We help you compare the true value of those incentives against using your own lender so you can make an informed decision, not just one that looks good on paper.

How long does new construction take in Coweta County?

Timelines vary by builder and home type. Production-built homes typically take 6–9 months from contract to close. Semi-custom homes can run 9–12 months depending on complexity. Custom builds may take 12–18 months or longer. We set realistic expectations at the start and stay engaged throughout the build to monitor progress.

Should I get a home inspection on a brand-new home?

Absolutely. New homes are not immune to construction defects, and builders are not perfect. We strongly recommend an independent home inspector — ideally at both the pre-drywall and pre-closing stages — to give you a clear picture of what’s behind the walls before they’re sealed. It’s one of the best investments you can make.

Can I negotiate the price on a new construction home?

Sometimes — it depends on the builder, the market conditions, and the community phase. Builders rarely discount list price, but there is often room to negotiate on closing costs, upgrades, lot premiums, or financing incentives. Knowing where to push and when to accept is part of what experienced new construction representation brings to the table.

What are the differences between production, semi-custom, and custom builds?

Production homes are built from a set of pre-designed floor plans with limited structural options but a variety of finishes to choose from — faster timeline, more predictable pricing. Semi-custom allows more structural choices within a framework — more personalization, longer timeline. Fully custom is your vision built from the ground up on your lot — maximum control, maximum complexity, and the longest timeline. Jacqui has experience across all three.
