Is it a good time to buy a house in Newnan GA? As of October 2026, Coweta County homes are taking about two months to sell and more sellers are cutting prices, which gives buyers more negotiating room than a year ago. Mortgage rates near 7% still weigh on monthly payments, so the answer depends on your budget and timeline.
In this guide: What the Numbers Say · Rates and Payments · Where Buyers Have Leverage · Georgia Contract Tools · Five-Step Plan · FAQ
Here is a number that surprises many buyers: according to Redfin data, 27.8% of Coweta County homes had a price drop in September 2026, up 7.4 points from a year earlier. If you have been wondering whether this is a good time to buy a house in Newnan GA, that shift matters more than any headline about rates.
I’m Mark Robertson, a REALTOR® with the R&R Team at Berkshire Hathaway HomeServices Georgia Properties. In my experience helping buyers across Newnan, Sharpsburg, Senoia, and Peachtree City, the buyers who feel best about their purchase are the ones who understood the local data before they wrote an offer. Let’s walk through it.
Is it a good time to buy a house in Newnan GA based on the data?
Based on available data from Redfin and Zillow, Coweta County prices are roughly flat to slightly lower year over year, while homes are taking longer to sell. Flat prices and longer market times are what create negotiating room for buyers.
| Coweta County metric | Latest reading | Source |
|---|---|---|
| Median sale price (3 months) | About $410,700, down 2.2% year over year | Redfin, Sept. 2026 |
| Median days on market | 62 days (68 a year earlier) | Redfin, Sept. 2026 |
| Sale-to-list price ratio | 98.5% | Redfin, Sept. 2026 |
| Homes with a price drop | 27.8%, up 7.4 points | Redfin, Sept. 2026 |
| Typical home value | About $391,150, down 0.6% | Zillow, through Sept. 2026 |
| Median days to pending | 39 days | Zillow, through Sept. 2026 |
Different sources measure different things, which is why Redfin’s 62 days on market and Zillow’s 39 days to pending do not match. Neither number is wrong. Days to pending stops counting when an offer is accepted, while days on market runs until closing. These figures are countywide, so Newnan, Sharpsburg, and Senoia can look different from one street to the next. For a specific subdivision, ask me for a custom comparison.
For context, I covered the bigger buyer’s-versus-seller’s-market question in our Coweta County housing market update. This post focuses on one question: what should a buyer do with this information?
How do mortgage rates change the answer?
Freddie Mac’s weekly survey put the 30-year fixed rate at about 7.28% as of October 1, 2026, and rates move every week. Rate is the biggest swing factor in your monthly payment, so buy based on a payment you can live with, not on a prediction.
Here is an illustration only. On a $380,000 loan (roughly a $400,000 home with 5% down), principal and interest at 7.28% is about $2,600 per month. At 6.78%, it would be about $2,472, a difference of roughly $128 per month. Property taxes, homeowners insurance, and any mortgage insurance are extra, and your actual numbers will vary.
I broke down the payment math in more detail in our post on mortgage rates in Newnan GA. Talk with a lender of your choice about your own scenario, and compare at least a few quotes. You can also track the current national average on the Freddie Mac Primary Mortgage Market Survey.
Where do Coweta County buyers have the most leverage?
Leverage shows up in three places: price, concessions, and time. A listing that has already had a price reduction and sits past 30 days is where buyers tend to have the most room to negotiate.
- Price: With a 98.5% sale-to-list ratio, the typical home is selling a little under asking. Your agent should pull recent sold comparables, not just active listings.
- Concessions: Sellers may agree to help with closing costs or a rate buydown instead of a lower price. See what Newnan buyers can ask for in seller concessions.
- Time: Longer market times can mean a more flexible closing date or a longer due diligence period.
Not every home has leverage, even when it is a good time to buy a house in Newnan GA overall. Well-priced, move-in-ready homes in Newnan still attract attention, and I have seen sellers decline low offers on homes priced right. Leverage is a property-by-property question, not a county-wide promise.
What Georgia contract tools protect buyers in this market?
Georgia is an attorney-close state, and standard contracts include a due diligence period. The due diligence period is your best protection, because it lets you inspect, review, and negotiate before earnest money is at risk for most issues.
Three tools are worth knowing:
- Seller’s Property Disclosure (GAR F301): Review it carefully, and remember it does not replace your own inspection.
- Inspection and repair negotiation: With homes sitting longer, repair requests are often on the table. Our guide to negotiating repairs after a home inspection in Georgia explains how.
- Closing attorney: A Georgia real estate attorney handles the closing, title review, and funds. Your agent can explain the process, and you choose who represents you.
I walk every buyer through our due diligence period in Georgia before we make an offer, so there are no surprises on the calendar.
What is a smart five-step plan for buying in Newnan this fall?
Start with your monthly comfort number, then work backward to a price range. Here is the process I use with buyers:
- Set a monthly payment you are comfortable with, including taxes and insurance.
- Get pre-approved so you know your real range and can move quickly.
- Tour homes in Newnan, Sharpsburg, Senoia, and Peachtree City to compare price per square foot and condition.
- Request sold comparables and the price history on any home you like.
- Make an offer that fits the data, using price, concessions, and timing together.
If you decide this is a good time to buy a house in Newnan GA, keep watching the numbers. NAR research and statistics and Redfin’s Coweta County market page are good places to watch trends, and Zillow’s Coweta County home values page shows a second view. I am happy to explain what any of it means for your search.
Frequently asked questions
Should I wait for mortgage rates to drop before buying a house in Newnan?
Nobody can reliably predict rates. If you find the right home at a payment you can afford, you can often refinance later if rates fall, though a refinance is never guaranteed. If you wait, remember that lower rates can bring more buyers back and more competition.
Are home prices in Coweta County going down?
Based on available data, prices are roughly flat to slightly lower year over year. Redfin shows a median sale price down 2.2% and Zillow shows typical values down 0.6%. Individual homes and subdivisions can differ.
Can I negotiate closing costs when buying in Senoia or Sharpsburg?
Yes, seller concessions are negotiable in Georgia contracts, including in Senoia and Sharpsburg. How much a seller will agree to depends on the home, how long it has been listed, and your loan type.
How long does it take to buy a house in Coweta County?
Most buyers spend a few weeks to a few months searching, then roughly 30 to 45 days from contract to closing, depending on the loan and contract terms. Your timeline may differ.
